Designed for the owner-builder with the intention to resell, this property, a bare land strata with mandatory design guidelines, included a tight house envelope requirement necessitating the house to hang over a north facing bedrock cliff while having easy resident access and exposure to the limited south sun. The funtional/spatial program was to have a layout where the auto access was to the top level (at grade) with a garage, mudroom, entry hall, living-dining-kitchen, powder room and master bedroom with dressing closet and ensuite. Off the dining area is a south facing deck with views west to the ocean. The lower level has a TV-family room (with ocean views and small covered deck) and three bedrooms and a bath. The intention was to provide a comfortable residence for an older couple who wanted to generally live on one level and whose children were either mostly away at school or out of the nest entirely and only visited on occasion. The main “great room” is spacious and the dining area large enough to accommodate a dozen or more. The kitchen is big enough for multiple cooks when needed.
